From the US to Edinburgh

For the first time, Edinburgh has overtaken London as the most searched-for UK city by American home-buyers. A record number of US residents are now looking to Scotland, drawn by its quality of life, sense of safety, and welcoming community.

Scotland, and Edinburgh in particular, is seeing a rise in homebuyer interest from across the Atlantic. Home Office figures show that over 6,100 Americans applied to settle permanently in the UK in 2024, the highest total on record. Nearly 2,000 applications were lodged in the first quarter of 2025 alone.

“London has long been the top choice for US expats, but this year Edinburgh overtook it as the UK city most searched by American homebuyers,” said Mr Stephen Mackenzie, a consultant at Cullerton’s, who specialises in property searches for overseas clients.

Notably, interest extends beyond the capital. According to Rightmove, five of the ten most searched-for areas by US buyers are in Scotland; including Glasgow, the Highlands, Argyll & Bute, and Fife. Many applicants are eligible through family connections, and there has been a marked rise in enquiries from Americans in 2025.

What is behind this shift?

For many, it’s about more than property. US buyers are drawn to Scotland’s quality of life. Its strong public services, natural beauty, and sense of safety. Concerns around healthcare costs, political polarisation, and gun violence in the US have prompted families and professionals to look abroad fora more stable, socially cohesive environment. Scotland’s values of openness and community are some of the top qualities listed.
